I’ve visited the Pheonix Constructions office this weekend, This is venture coming behind My Home Mangala. 
 

The venture has 2 high rise towers and villas planned for future. 1 tower is already sold out and the sales for the 2nd tower are on the run at the moment.

The Phoenix Venture is coming up close by the My Home Mangala project in Kondapur which is about 2 - 3 kms from RTA office. 
 

Other projects in the same region are, Indis VIVA city, Lexico Park by Jaya Gardens alongside My Home Mangala...

This is going to be a good venture with great appreciation.

Even I visited Phoenix office which happened to be on the 4th floor above BMW showroom in Jubliee hills. They told me the same that there will be 2 towers and rest are going to be villas in the future, entire amount is to be paid upfront and as of now there are no details about the floor plans, layout etc.

Thing to note is that the money that we would transfer would be sent to Sreenidhi estates India pvt. ltd. account which is their sister company is what they said. 

Does anyone happen to know any details about Sreenidhi estates?

It surely is at the most prime areas in the city. All you need is a lump some cash of 60L to book your flat since its in the prelaunch stage.

I think it is better to visit office directly and then talk to them rather than on call. ATheir marketing office is in Jubilee Hills.

I don’t have the number but the office is situated in the same building as the BMW showroom in Jubilee Hills in the 4th floor. You Could probably get the contact number if you google it..

These are fixed sizes? Or We should just buy sft and plans will be available later?

This sizes of the floor plan are just tentative as it is in its prelaunch stage. The fixed booking amount of 60 Lakhs is to be paid to reserve a flat as an investor. Once the floor plans are put by launch time, you will be given a chance to pick which ever you would want as per the plan.

Not sure about the current state if it’s launched or not but, the villas plan is not at pre launch.. it is shelved currently

Yes, offer is still available .No status on approvals.By the way what's currently closing price going on inclusive of car parking.

Please be careful, it seems there are some issues in this project. There is still no clarification whether Phoenix is an active partner in this project since Srinidhi is driving the process.

 

Also sales for this project started long back, one of my friend invested and came out because of no progress. Do your research before investing.

They got the Plans now and all is progressing in tact.. in-fact we formed a grp and got a good deal than retail price.. and are paying for 20% and balance post RERA. if anyone interested to be part of same grp deal u can DM me

I see that most of the pre launch projects are being put on hold as in due because of the delAy in permissions or approvals. There’s been quite a lot of lag observed between the prelaunch time and the proposed launch date

As per my knowledge approvals are still pending. Looks like they will receive approvals pretty soon.
