Good to know, had few questions :

 

1. What is the possession date ?

2. When is the plan to get the RERA approval?

3. Are the amenities cost at flat rate? Or they would differ on the size of the flat?

4. What are the existing projects completed by the builders?

5. I see the  JAYATHRI INFRASTRUCTURES INDIA PRIVATE LIMITED is registered on 17th June 2020, with Srinivas Kakarla and Srinivas Rao Bolla as registered directors, were there any projects delivered previously under different name?

As per the marketing executive, they are having 2 projects at the prelaunch level sited at Kondapur and Chandanagar.


As per the 1st option of 100% payment, the amenities would be included where as the 2nd option usually has extra charges for amenities on a discounted price and the 3rd option charge would be a regular price which they usually charge after launching.

 

The projects are said to be finished by 3 years from its construction date.

 

The RERA registration might be out anytime between FEB to APRIL. 
Constructions are said to begin from the April.. 

 

Jaya Constructions are different from what you have referred i feel, as they are in to Real Estate for more than 10 years but they have dealt with independent houses earlier.

Pre-launch doesn't come with RERA option. Once the project is launched, it will be under RERA.
Anyway contact the builder for latest information and price. 
This is just an information sharing platform.

Current running price in that region should probably be around 5,600 - 5,800

I’m hoping it will be around 5,500 since it is not yet started

Here is piece of Info I know ( mostly correct, But not take granted )

 

Actually this project was approved in 2009 by HMDA for Janapriya constructions. But now Jaya group taken over from Janapriya to construct 4 blocks. 

 

as the project was  registered and approved during 2009 time, they dont get it registered again under RERA now. 

 

RERA needed only for newly registered or approved projects.

If this project is approved in 2009, will they be eligible for claiming the GST added to the actual price ?

Never believe or trust their claimed dates until and unless the project is a RERA approved project. Even after the approvals most of the projects get delayed for handover

Compared to this project.. i felt project from Phoenix / Sreenidhi is much better and lucrative location as per the new plans i see there is one 100 feet and another 150 feet road for there project. Also the design and floor plans came up really good compared to any other builder that area..  in-fact we formed a grp and got a good deal than retail price.. and are paying for 20% and balance post RERA. if anyone interested to be part of same grp deal u can DM me

      Distance: 120 kms.  Road condition: Excellent (upto Zaheerabad) You divert from the highway towards Chincholi forest reserve near the Mahindra factory exit. The road is a single lane road and through the farms. 
        We started from Miyapur around 7 AM in 3 cars. Packed all the food and water. 
      Note: Be sure to carry your shoes as there would be a short trek to reach the banks of the lake.

      The weather was good as the sun shone gently on us that morning


      The entry gate of the Chincholi forest was very welcome


      Though it was a mud track beyond the gate, the drive was smooth and fun.

       
      The track will is pretty narrow to just fit in 1 car at a time



      Our first pit stop was a small temple enroute amidst the Chincholi forest

      This is not a leisure travel, We had to go on a work trip from SF to LA.
      I will be sharing road trip experience in EV with Pros and Cons when compared with ICE cars.

      Range: 600 kilometers per charge (EPA) 0-100: 3.8 Seconds Top speed is limited to 250km/hr  Supports upto Level-3 charging : 250KW/hr Will be sharing more information on Tesla Super chargers in the upcoming posts  
      A day before the trip
       
      Planning:
      Road trips in electric cars need some planning when compared to traditional(ICE) cars. 
       
      STEP 1: 
      You can use Tesla website to plan your trip, Select the car that you are planning to take on a drive Check out the website for fun : https://www.tesla.com/trips SF to LA has close to 10+ Tesla super chargers(Distance : 600+ kilometers)
       
      STEP 2: 
      Calculate total charging time required, you can check Tesla website to understand your trip plan Total charging time required on a 616 kilometers trip is 55 minutes Details given above are in ideal conditions: 90% charge before you start, follow speed limits, no opposite wind, no cold weather(below 0C), no snow storm etc In real world, range varies, this is similar to our ARAI mileage Tesla calculates/displays range based on EPA(ARAI), add 15~20% range error All the Tesla Chargers are located close to some of the best food courts/restrooms  Total saving for the trip when compared with gas cars is 52$
