Investment in Under construction Apartments at Kollur

But it is far away from City.

if there is an economy slump, places like Kollur and Mokila will take major hit.

Also big brands can sustain well in these difficult times.

 

if it is a big brand Kollur should be fine.

if it is unknown/new builder avoid it.

Kollur pre-launch options are generally between 2200/- ~ 2500/- depending upon project/builder. Kollur is a very good option. Pre-launch in the current situation is a gamble.

Construction progress can be slow compared to pre-COVID days. Many people I know have invested in different projects around Kollur. All in all, it is a gamble. It is still a good option. 

What is the price quoted?

I think Shekar question is on under construction properties, not a pre launch. 
Under construction properties will have higher price, depending on the progress. 

 

Agree that Kollur is a good option but one need to tread carefully.

 Kollur is a decent option, If you have more budget consider projects in Kokapet. 
Housing is very active in this area.

My 2 cents to the topic under discussion..

Right now, Kokapet IT SEZ is the reason behind this sudden boom in the areas like Kokapet, Mokila and Kollur. Mokila has already got good number of constructions finished, Kokapet projects are in progress where as projects in Kollur are about to start while a few have already started... 

my friend works in the real estate firm and has shared a lot of projects that are going to commence in Kollur.

 

It is always a good idea to invest in prelaunch flats and plots are you end up getting everything almost for half the price by the time the project gets finished.

 

but, there is always a risk factor involved in it. In this case to avoid this, it is better to invest on reputed builders, because of COVID situations.

Tellapur and Kollur are going to be the residential hubs towards the other side of the city in the future with out any doubt. Only factor that may cause delay is this current co vid scenario and if the IT companies are going to continue or adapt to this WFH culture in the future,  this will lead to an adverse hit to the real estate business.. It is recommended to wait till December and take a call on the new buys as the prices are predicted to fall by atleast 15 percent

Thanks for the feed back. The said property is at foundation level and the price quoted is below 2500 incl amenities excluding GST+Registration. I am planing to visit tomorrow and see actual development. Incidentally my first job was at Kollur in Universal Tiles (now defunct) in 1984. Present Hindalco, then it was Annapurna Foils land was purchased at Rs.25K per acre.

ORR changed the dynamics of Kollur.

Negotiate hard, lot of cash crunch in the market. It is a buyers market. Verify the builder authenticity. 
Take your time before making a decision. Pricing wont go up for the next six months.

25k is a crazy number for an acre in that area.. Brilliant. Please do share your review on the project and the best price quoted.. May be a group booking could down a little more..

My cousin recently invested in a project called Aaditri Empire under prelaunch in Kollur(full cash at 2399, cash+loan at 2999). Bookings are closed now.

Promotions for this project were crazy. Almost 40 to 50% ads on internet were referring to this project. 

I ignored this project considering the location(almost 10kms from wipro signal) and this being the builder's first project in Hyderabad.

One gated community of Villas were already in occupation within 100 Mtrs towards Kollur. One more Apartment venture work is started between Villas and this project Signature Altus. DPS School building is coming up within 100 Mtrs.(Construction in progress). Link Road to ORR exit to site is in formation. Present aproach is through Kollur Village and aprox 2 + Kms from ORR exit.  

 

Offer was from my cousin who gave his land for development (1200 Yards out of 6 Acres). He got 6 apartments. His offer form me being relative was Rs.2500 per sft incl of amenities excl GST and registration. Developer offering at Rs.3000 per sft. (Full payment cash) 

 

After much discussion with friends in real estate and construction, decided not to purchase. My cousin was communicated the same yesterday so I am updating today.

I was planning for investment only. At the end what Iearnt is I may not be in position to get rent or dispose it easily. So backed out. Not yet decided on other project.

      A beautiful drive to konkan beach.
      We have taken at most care like,
      -          Used personal car for all drive.
      -          Stayed in friend’s resort which is clean and hygiene.
      -          Used face mask and sanitizers wherever required.
      -          Avoided crowded places. Planned travel on weekdays
      My companion in travel.

      Difficulty level:
      -       No problem for elders and kids.
      Road conditions:
      -       I travelled from Pune, hence took below route
      -       Home in Pune – Satara – Umbraj – Patan – Chiplun – Malgund beach         
      -       Roads are good From Pune till Patan. From Patan to Chiplun roads are average to worst (specially ghat section). From Chiplun to Ganpatipule average (road widening going on).
       
      Best time to visit:
      -       Through out the year once can visit this place.

      By Air : Nearest airport is mumbai.
      By Rail : Nearest Railway Station is ratnagiri.
      By Road : 1 Km - Distance from ganpatipule to malgund beach.

      Malgund, a small village, 1 km away from ganpatipule beach, is known as the birthplace of famous Marathi poet Keshavasuta, who was born here in 1866. He is regarded as a poet who heralded the dawn of modern Marathi poetry. There is a monument at Malgund dedicated to his work and also a museum where you can find information on most of the modern day poets of Marathi language. The memorial is a real treat for people who are interested in Marathi literature. Malgund also houses Nirmal Nagari of Her Holiness Mrs. Nirmala Shrivastava of Sahaja Yoga fame.
      In memories of him kavi keshasut smarak is built in malgund. Many tourists prefer to stay in malgund instead of ganpatipule due to calm and quiet nature and no commercialization.
      We stayed in Sagar Darshan Beach resort. This resort just adjacent to beach and one can enjoy to full extent. I recommend this resort.
      After March, the temperature starts rising but rarely crosses 30 °C. May is the hottest month, with temperatures reaching 40 °C.       First trip of 2021 has became the best trip till now. Travelled around 3500kms. Planned to visit all the places of southern part but rain has ruined all our plans.
      Heavy rains in Tamilnadu.
       
      Best Moment: 
      Visiting my dream place "Dhanushkodi", The Last Road Of India. Everyone must visit, but not while raining. Goosebumps moment when we reach the destination. The sound of waves at one side, eyes full of happiness at another side, this is what everyone needs. 
       
      Road Conditions:
      Overall the road conditions was awesome with minimum potholes.
      A small suggestion: when you travel through some village, it is better to ask localities about the route than blindly believing on Google Maps. If Stuck in traffic by believing on GMaps.
       
      Expenses:
      Diesel: 18000/-
      Food and beverages: 10000/-
      Room: 15000/-
      Toll Tax: 2100/- 
       
      The best food we ate was Dindigul Thalappakatti biryani.
       
      Funny Incident: 
      Bangalore has fined us for not wearing masks inside the car.
      we are not aware that we should wear mask in car while travelling with windows rolled up.
       
      We were by 250rs each. The fun is police where stopping only outside state cars, they aren't stopping Karnataka registered vehicles.
       
      We found few people travelling in KA registered vehicle, they are not wearing any masks. when we ask police to stop them, Cops answer Thum jhakey roko na ghadi ko".       Due to pandemic we have taken at most care like,

      of going towards Konkan Kada. From Kelewadi village onwards, an ascend via the steep slope of Sadhle Ghat brings you on the top. It is best to descend from Harishchandragad via Sadhle Ghat instead of ascending it.
      Route 5: Pachnai
      Pachnai is the simplest route to Harishchandragad and absolutely recommended for anyone of any age. From the Pachnai village, it takes around 2.5-3 hours to reach Harishchandragad. A guide is available at the Pachnai village if required.
      FOOD AND STAY
      A few villagers from Paachnai village make food and tent arrangements at the top of the fort. The meal includes bhakri, bhaaji, daal, bhat, etc. along with snacks such as kanda bhaji, pohe, tea, etc. They stay in a couple of huts near Harishchandreswar temple.

    • Turbo charged engines; do we know other side of the coin?
      Turbo charged engines have slowly started gaining interest in India, rightly so, as they generate power and are fuel efficient. Turbo engines utilize the waste exhaust gases to generate more power, even out of a smaller engine. However, do we know other side of the coin; any potential issues or any longevity concerns of engine in real life? Please share your experiences. Is it worth shedding additional money on, in long term?

      I'm planning to go in May,2021.
       
      Tell me the best route available on road and a road my Bike can handle.
       
      And travelling in may is good idea?(Being a student that is the onlytime I get to travel)
       
      How long drive should we drive maximum (in hours and distance wise)?
       
      Things to carry?
       
      And tell me the road which worth travelling (something else to watch)

      Road trip : Mumbai to Hyderabad.
       
      Old Route:
      Mumbai --> Pune --> Solapur --> Akkalkot --> Kalaburgai --> Sedam --> Parigi --> Chevella --> Gachibowli (Hyderabad)
       
      2021 Route update:
      Mumbai --> Pune --> Solapur --> Zaheeraba --> Gachibowli (Hyderabad)
      It is completely 4-lane road. Do road work we used to divert via Parigi. Now you can stick to national highway.  

      Friends - here's a brief synopsis of the Mumbai to Hyderabad drive on 29th April. Needless to say, @Ranger directions and suggestions were spot-on! ?
       
      Left Mumbai (Powai) at 5am - this was 30 minutes delayed from plan. By 5:45am, covered the 40km stretch to the start of the e-way. Khalapur @ 6am and Talegaon @ 7 am (123 kms from home). Bad traffic on the e-way with lots of heavy vehicles. It was a crawl in the ghats even without a single truck breakdown. exited the e-way at 7:20am. 8:15am & 172 kms - Pune city exit and start of NH 65. Drive through the Pune city section and through 235 kms of NH 65 can be trying because of cross traffic.  Lots of nurseries & eateries in this section till Solapur. At 188 kms, Suruchi Restaurant and many mini restaurants dot the area At 200 kms, Vithal Kamat. For the record, we did not eat at either of these restaurants Refuelling of the Yeti done at BPCL bunk @ 358 kms (10:45am) The only point of confusion was when I reached a fork where the signage indicated the left fork going towards Solapur. Enquired with a local and was told that I should be taking the right fork as that was the Solapur bye-pass The road from Solapur to Akkalkot was a single road with no divider for the majority part. A section of it was getting tarred and there was 1 KM that was particularly nasty. Hit the Moroom Akalkot road @ 445 kms at 12:20pm At 1:30pm and 524 kms away from home, entered Kalaburgai/Gulbarga - the land of toor dal. Pulled into Hotel Lumbini Grand (1:45pm and 532 kms) for lunch. Fantastic recommendation, Ranger!! Good food and neat washrooms. Post lunch at 2:45pm, hit SH10 - 2 divider-less lanes. 4pm and 670 kms fromMumbai, entered the state of Telangana. Road changes character and the smooth Karnataka roads transform into rough patches! We pass by Chevella at 5:10pm (690 kms) Finally, 747 kms later and at 6:35pm, we pull into our destination at Srinagar Colony.  
      Overall, a fantastic drive exposing one to newer facts of the Indian landscape. This trip was all the more brilliant thanks to Ranger razor sharp advice and suggestions . Shall update with toll details and a complete log in a few days. Return journey is yet undecided - it could be either Hyderabad-Bangalore-Mumbai or directly back to Hyderabad. Keep you all posted.       We are 4 people planning for a trip to lonavala in Renault Duster. Would like to know the road condition and if there is some one who been there recently willing to share there experience. It would be of great help..!!
      # which route to take from hyd ? How many hours it took for you including break for tea and food.
      # Is the entire stretch 4 lane road ? Do you sense any difficulty for night drive if its a 2 lane road.
      # Any one who stayed in lonaval recently. Would need there suggestion on accomdation and booking.
